Terms and Conditions
  1. Payment

    Payment may be made by credit or debit card. A minimum deposit of €150 per week is required to secure a booking. The remaining balance must be paid no later than the 1st day of the month, three (3) months prior to the arrival date. Failure to pay the balance by the due date may result in cancellation of the booking without refund.
  2. Cancellations and Refunds

    All payments made are non-refundable and non-transferable under any circumstances. In the event of cancellation, a cancellation letter can be provided upon request for insurance claim purposes. Guests are strongly advised to obtain adequate travel insurance.
  3. Minimum Stay and Pricing

    The minimum stay is three (3) nights. Bookings exceeding one (1) week will be charged pro rata based on the weekly rate.
  4. Occupancy and Additional Beds

    For bookings of a one-bedroom apartment, the standard price covers up to 2 persons. For bookings of a two-bedroom apartment, the standard price covers up to 4 persons.

    For additional guests beyond these numbers:
    • Please note that an additional charge applies for each extra person.
    • A supplementary fold-up bed will be provided. The fold-up bed is not a full-sized bed.
  5. Arrival and Departure

    Apartments are available from 3:00 pm on the day of arrival and must be vacated by 10:00 am on the day of departure, unless prior arrangements have been agreed in writing with our office. Early access may be granted subject to the apartment being cleaned and ready.
  6. Cleaning, Linen, and Towels

    Apartments are cleaned prior to guest arrival. Bed linen and towels are provided and changed weekly. Additional cleaning services, linen changes, or towel changes may be arranged at an additional cost and are not included in the advertised prices.
  7. Television Services

    Televisions are provided in all apartments with English-speaking channels. While we aim to offer approximately ten (10) channels, including BBC1, BBC2, ITV, Channel 4, Channel 5, Sky Sports 1, and Discovery, no guarantee is given regarding the availability of specific channels at any time.
  8. Internet Access

    Complimentary Wi-Fi is provided in every apartment. Availability and speed are subject to local service conditions and cannot be guaranteed.
  9. Safes

    In-apartment safes are available for a fee of €20 per stay, of which €10 is refundable upon return of the key at the end of the stay.
  10. Special Requests

    Special requests will be considered where sufficient advance notice is provided. While every reasonable effort is made to accommodate such requests, they are not guaranteed and do not form part of the booking agreement. Guests with essential requirements should not proceed with the booking.
  11. Taxes

    All prices include the local tax of 7% IGIC.
  12. Smoking Policy

    Smoking is strictly prohibited inside the apartments. Guests may smoke on the apartment balcony only. A cleaning and damage charge will apply if smoking occurs inside the apartment.
  13. General

    By confirming a booking, guests acknowledge that they have read, understood, and agreed to these Terms and Conditions.
